A study in restrained, robust yet artful
composition, North Eveleigh Affordable
Housing is an excellent complement to the
heritage Eveleigh rail precinct.
Common circulation areas have a generosity
and openness that contribute to the overall
social agenda of the project - that of
providing affordable housing to workers
in essential services. These covered open-
air gallery spaces supplement the already
substantial landscaped communal garden,
and more intimate and extremely usable
rooftop herb garden and terrace. Industrial
artefacts from the site are located in common
areas, enriching the experience of place and
reminding of its past.
Appropriately for an affordable housing
project, apartments are compact and though
their planning demonstrate a mastery of
interior functional components. Direct
construction and robust material choices will
ensure the project’s longevity.

COMMENDATION
Located in the busy southern urban renewal
area of Green Square, George and Allen
apartments shelter from the gritty context
behind a robust blue ‘clinker’ brick facade,
softened with compositional and detail
flourishes. Within, the slim north-facing
finger buildings frame sociable, landscaped
communal courtyards.
An intelligent site strategy ensures most
apartments face the sun, and creates an
attractive common circulation area through
three inviting courtyards that also incorporates
an undercover open-air bicycle parking
station. The landscape strategy extends
these courtyards up the southern faces of
the buildings, cleverly managing privacy from
the open walkways with climbing plants as a
living screen to thicken over time. Technical
management of inter-apartment floor to floor
acoustics have allowed exposed ceiling slabs
and generous ceiling heights.

Overlooking the sports arenas of Sydney
Olympic Park, Australia Towers apartments
has been conceived and created as a
residential project exploiting commercial
tower technology. This high density
development demonstrates how tower
typologies can strategically intensify new
centres near rail infrastructure while providing
very high amenity to residents. The towers’
striking split elliptical form complements the
iconic geometry of the nearby sport stadia. At
street level, the project provides a substantial
new retail contribution to Australia Avenue.
The commercial facade system is skilfully
designed to achieve a number of outcomes:
to provide required sun shading that responds
to orientation and internal use, to suppress
the cellular nature of apartments in the
overall composition, and to minimise lifecycle
maintenance. Apartments in the towers have
very high amenity living areas that extend to
the façade to maximise solar access and views
across to the city.
